Construction of all buildings

Foundations typically consist of reinforced concrete footings. Ground floors are concrete slabs on compacted fills while upper levels have metal decking with lightweight concrete covers.
Construction components include steel frames with steel beams and steel decks.
Building exteriors are clad with a combination of stucco, brick, stone veneer, decorative GFRC panels and tile. They also have have punch windows, areas of aluminum and a glass curtain wall system.
The roof systems are TPO membranes over insulated decking. With the buildings completed between 2007 and 2013, the roofs remain subject to original 10 and 15-year warranties as detailed in the “Roof Warranty Summary” provided in the “Virtual Deal Room.”

More building system details

Electrical service is supplied by utility transformers to switchgear in building electrical rooms at 277/480-volt, three-phase.

The buildings are equipped with Siemens energy management systems with remote access capability.
Tenant interior lighting is primarily provided by 2-foot by 4-foot fluorescent fixtures with T-8 lamps and electronic ballasts in the office areas. Common areas have 2-foot by 4-foot fluorescent fixtures, with T-8 lamps and electronic ballasts or fluorescent down lighting. Exterior building-mounted LED and metal halide lighting illuminates the ground levels and building facades.
